The Hague has set the starting points for redevelopment of this inner-city business park on the Uitenhagestraat in the Masterplan Line 11 allready in 2009. It is characterized by low-grade warehouses and low building density, together with an inward-looking structure. The Master Plan provided new fronts with an urban building wall to the large city lanes, for example by broadening the profile at the Monsterseweg.
Due to the financial crisis, this large-scale approach did not get off the ground and more progressive urban piece-meal development approach was proposed. With the principles of the masterplan building projects in 2015 were integrated in urban planning and a new zoning plan. The elaboration of the building projects like the new waste disposal station Afvalbrengstation, De Haagse Kaap, social housing infill project of Staedion on the Steijnlaan, multi-functional leisure center Transvaal and the Hoge Regentesse tower
For the translation to the zoning plan, studies were carried out into how the area can change from an internally oriented area to a qualitative business park (with high density and mixed functions) The zoning plan allows making dense commercial buildings with fronts to the Monsterseweg but requires every project to reserve space for a new parallel road of the Monsterseweg so it can become an attractive city business park again. Werkplaats Transvaal (business park Uitenhagestraat) is suitable for the creative industry and ethnic wholesalers, but also for the new (3D) manufacturing and recycling industry due to the inner-city location amidst many population groups and the present garbage companies.
The study for the allotment has investigated whether a municipal parcel can be issued in parts at the Steijnlaan, and shows in a bird's-eye view how the other private parcels can change over time. Urban commercial buildings ensure higher building density. This will greatly increase the number of jobs in Transvaal.
